Why Fort Collins Home Prices Aren’t Falling (Yet)
If you’ve been watching the national housing market headlines, you’ve probably seen predictions about falling home prices. In many parts of the country, prices have softened as mortgage rates remain elevated and buyer demand cools.
But in Fort Collins, the story is a little different.
While inventory has begun to rise slightly compared to the past few years, home prices across much of Northern Colorado have remained relatively stable. The reason comes down to a few key factors that continue to support the local market.
First, Fort Collins still faces a long-term housing supply shortage. For years, new housing construction has struggled to keep up with population growth and demand from people relocating to Northern Colorado. Even with more listings coming online, the overall supply of homes remains limited compared to historical levels.
Second, many homeowners are locked into extremely low mortgage rates from 2020–2022. With rates today sitting much higher, many owners are choosing not to sell unless absolutely necessary. This keeps inventory from rising too quickly and prevents the kind of supply surge that can push prices down.
Finally, Fort Collins continues to attract buyers from more expensive markets, particularly from states like California and Texas. For many of these buyers, local home prices still appear relatively affordable, which helps maintain steady demand even when borrowing costs are high.
What this means for buyers and sellers is that the Fort Collins housing market is likely to remain relatively balanced in the near term. While price growth has slowed compared to the pandemic boom years, the underlying supply constraints continue to put a floor under prices.
Going forward, the key factor to watch will be inventory levels. If listings begin to rise significantly over the coming year, that could shift the balance toward buyers. But for now, the Fort Collins market remains more stable than many national headlines would suggest.
